We wish that you will have a relaxed and enjoyable stay in our apartment. In order to ensure the best possible experience, please read and understand the following conditions we have for our guests. If you have any questions at all feel free to contact us by email.

Booking, Arriving, Departing

Booking: See the Rates & Availability page for details how to request a booking. We will reply to your request with an email indicating if your desired dates are available, the amount of deposit due, and instructions for how to pay by either electronic bank transfer or Paypal.

Initial Payment: To confirm your reservation, we require a deposit equal to 30% of the rent. For reservations made less than one month before the date of arrival, the guest is required to pay the full rent in advance. We will confirm your booking by email once the funds are received.

Payment on Arrival: The balance of the rent, plus a security deposit of 150 € will be due upon arrival, payable in euros (cash only) to the rental property manager.

Cancellation: Cancellation of a booking must be made in writing (usually email). If we receive it at least two months prior to your arrival date we will refund your deposit minus a processing fee of 50 €. If you cancel from 1 to 2 months before the arrival date, we will return to you 50% of your deposit/payment (minus 50 € processing fee). For cancellations made less than one month before the reservation date, the entire deposit will be forfeited.

Changing Dates: Changing the dates of your stay is permitted without charge at least one month before the scheduled arrival date, subject to availability of the apartment on the dates you wish. (Only one change will be permitted.) We cannot accept any requests for change of dates made less than one month before the arrival date.

Arrival: You will need to schedule an arrival meeting at the apartment with the rental property manager. It is very important you send us your arrival information as soon as possible. About three weeks before you arrive, we will send you an email with the telephone number of the rental property manager. When you arrive at the airport or train station we ask you to contact her to confirm the meeting time. We will try to accommodate your arrival schedule; however, our standard check-in times will be from 2:00pm (earlier if the apartment is available) to 9:00pm.

When you meet the rental property manager you will be given the keys and a tour of the apartment. You will also be shown an inventory of all items in the apartment and asked to verify that they are in good condition and working order, and to sign a Rental Apartment Inventory Checklist. Additionally, you will be asked to pay a Security Deposit, refundable upon departure if the apartment is left in its original state. The security deposit of 150 € will be payable in euros (cash only).

In summary, upon arrival you will be asked to…

  1. provide a photocopy of your passport;

  2. sign the rental contract;

  3. verify an inventory of items in the State of the Apartment document;

  4. pay the balance of the total rent due plus the security deposit (cash only).

Departure: Check-out time is normally 10:00am. Should you need a place to store your luggage, we can direct you to storage services at a nearby train station.

When you check-out, the apartment manager will collect the keys, and verify the inventory with you and the State of the Apartment. (This procedure takes about 20 minutes.) The cost of any damaged or missing items will be deducted from the security deposit. In the rare case of a dispute the deposit will be returned to you after resolution of the issue.

Your Stay

State of the Apartment: A complete list of apartment guidelines and rules is found inside the apartment. They are intended to make everyone’s stay in the apartment as enjoyable and relaxed as possible.

The apartment is furnished with cooking equipment, dishes and cutlery, towels, bed linens and pillows. Naturally, you are expected to expected to leave the apartment in the same condition as you found it. However, in exceptional circumstances where a great deal of cleaning is required we will ask you to pay an additional cleaning surcharge.

You and your traveling companions may use the apartment as if it were your own home, which means in a responsible manner and respectful of the neighbours. Please keep your door locked at all times, and refrain from excessive noise.

Note: Normal consumption of water and electricity is included in our prices. However, excessive use will entail a surcharge. Please ask the rental property manager for details.

Maintenance: Even the best appliances occasionally malfunction and we cannot guarantee them to perform 100% of the time. We do, however, promise to correct any problem as soon as possible.

If you find any maintenance or housekeeping problems you must let us know within 24 hours after you arrive in order to avoid disputes about the security deposit. We will provide a change of linens and towels every two weeks at no extra charge. Should you request an extra change of linens and towels we will charge 15 €; please notify us a day or two in advance.

Limitation of Liability: Our liability is limited to the amount of any rentals and deposits paid. In no event shall we be liable for consequential damages.

This is a non-smoking apartment. Also, we do not permit pets.
